EGREMONT — Planning Board advanced a Short-Term Rental Zoning Bylaw draft for public input at an April 8 informational session without a formal vote. Chair Mary McGurn directed staff to post the draft with introductory context notes, laying out three current Conditions of Use covering parking, circulation, and lighting, while flagging six key issues for Town Counsel review, including whether to remove "tenant occupied" from the STR definition (broad consensus), whether non-owner-occupied STRs can be restricted, and whether Site Plan Review can apply only to new licenses. Board member John Lanterman advocated for requiring Site Plan Review for all applications to allow site-specific conditions and neighbor input; McGurn indicated she would keep "use by right" language in the draft and present SPR as a discussion topic rather than as a board recommendation.
The board scheduled April 1 to finalize the draft and vote on the Site Plan Review question.
